Property Management-

Maintenance-

Every maintenance issue is handled with the utmost care and concern for you tenant.    This maintain an open flow of information and bonding between us and YOUR tenant.  Tenant turnover can be one of the worst things for an investment property.  We go above and beyond in the maintenance aspect, so all the tenants are comfortable and taken care of.  They are encouraged to reach out to us no matter how small an issue may be, we are here for them on YOUR behalf.

Construction-

Construction is no different then our other services provided.  Occasionally your property will need something outside of our scope of work.  Not only will we maintain professional relationships with those who do work on your behalf, but we will help facilitate a smooth transition for the tenant, your asset, and the contractor.  This will keep everyone happy, satisfied, and working in unison without breaking your wallet.

Evictions-

Evictions are a fact of being in the investment property industry.  Unfortunately, it can happen to you.  We do not waver; our professionalism holds true in this circumstance as well.  Although a tenant is not paying, and we have a zero-tolerance policy on nonpayment, we will represent your interest in every circumstance.  Most importantly, we are honest and open with the tenants.  We maintain our honest relationship with them, because they need to know their options and it’s consequences.  Our process is like is like this:

A full review of the situation will be reported to you and a tenant who fails to pay by the 5th will receive a 3-day notice from our office. This notice asks them to pay the balance due, including late fees, or leave. If the tenant fails to pay or leave, the notice informs them that we will have no other course than to pursue a remedy in court. Once 3 business days pass from the date of receipt, we file for eviction. The court date is usually about 2 weeks from the date of the filing. If a tenant pays in this time frame, the case is dropped. If the case proceeds to court, we may make a payment agreement if we can find payment terms that will be mutually agreeable, allowing the tenant to stay if the agreement is followed, or we may receive a warrant of eviction. If we receive a warrant, the tenant will typically have 3 days to move out or be locked out by a marshal.

Fee Schedule-

Our fees are competitive in the Rochester Market and we feel confident you will be more than satisfied with the value we provide and a low fee model. 

Initial Rental Fee: $500.00

Management Fees Monthly:  10% of collected rent ($65 minimum)

Maintenance Fees Outside of standard list of included routines, $35 per hour. 

Routine Maintenance included in your price is a bi-monthly site visit for litter clean up, and healthy check in of your property!  This helps us keep in touch with your property on a personal level.
